These Terms and Conditions ("Terms") govern your use of the website https://seinebayluxeretreat.com.au ("Site") and direct bookings made for stays at the following properties:

• The Garden Court, 2 Manning St, Augusta WA 6290
• The Firepit Retreat, 11 Manning St, Augusta WA 6290

These Terms and Conditions do not apply to bookings made through third-party platforms such as Airbnb, Expedia, or Stayz.

By accessing this website and/or making a direct booking, you agree to be bound by these Terms.

1. Bookings
Bookings can be made via:

• This website
• Email or phone contact

A booking is not confirmed until a deposit is received. Prior to payment of a deposit, the property remains available for other guests.
You will be sent information regarding the deposit, final payment due date, bond (if applicable), cancellation policy, and house rules before committing.
Check-in details, including lockbox access code, will be sent 2–3 days before arrival.

2. Check-in and Check-out

• Check-in: 2:00 pm – 9:00 pm, unless otherwise agreed in advance.
• Check-out: Before 10:00 am, unless otherwise agreed in advance.

3. Payment
Payment can be made via:

• Credit Card (Stripe or PayPal)

All prices are listed in Australian Dollars (AUD) unless otherwise stated.

4. Cancellation & Refunds
Guests are not committed until a deposit is paid.
Cancellation Policy:

• Cancellations made prior to deposit: no obligation.
• Seasonal cancellation and refund terms will be outlined in your booking confirmation.

5. Bond / Security Deposit
A bond may be required and will be advised at the time of booking. The bond may be withheld in part or full if property damage, breakage, excessive cleaning, or breaches of house rules occur.

6. House Rules

• No smoking anywhere on the property, inside or outside.
• No parties or events.
• Outdoor parking only, in the correct (marked) bay.
• Pets permitted only with prior written approval.
• Guests must respect neighbours and local noise restrictions.
• Property is not suitable for unsupervised children.

Further rules may be provided in your booking confirmation or welcome instructions.

7. Liability
You agree to use the property and all facilities at your own risk. To the extent permitted by law, the property owner is not liable for:

• Injury, loss, or damage arising during your stay
• Personal items lost, stolen, or damaged
• Injury related to use of features such as the fire pit, stairs, or other amenities

By staying in the property, you release the property owners from all liability, to the extent permitted by law.

8. Privacy

9. Changes to Terms
We reserve the right to update these Terms at any time. Changes will be effective upon posting on the website.
